特征价格理论主要由Lancaster的偏好理论和Rosen的特征市场均衡模型两部分构成。通过对国外文献的梳理 ,本文将特征价格模型的发展分为四个阶段 ,同时介绍了特征价格模型在房地产领域的广泛应用 ,并进行了评述
